Can you really build anything?+
Yes. In over 30 years we've built every style and size—cottages, estates, and full family compounds—along with pools, saunas, gun ranges, bowling alleys, hidden rooms and tunnels, fully isolated safe rooms, ICF construction, and even private lakes. If you can dream it, we can build it.
How does your flat fee work?+
Our builder's fee is a single fixed amount agreed on before construction begins—not a percentage of your budget. There are no hidden fees or markups, and every discount we negotiate with vendors and subcontractors is passed straight to you.
Do you charge for change orders?+
No. Our builder's fee never changes when your selections do—whether you choose the $1,000 chandelier or the $10,000 one, our fee stays exactly the same. You simply pay the actual cost of what you choose, with every vendor discount passed to you. We never profit from a change.
Do I have to use your designer?+
No—but you can, at no extra cost. In-house interior design through JJ's Interiors is included in our builder's fee. If you already have a designer or architect you love, bring them. We work with any team you choose.
Do I need to own a lot before contacting you?+
No. Many clients bring their own lot, and we'll help you get the most out of it. Still looking? We have realtors on staff who can help you find and evaluate the right piece of land—or ask about our current lot availability.
How will I know what my home will cost?+
Before we break ground, we build a full quote using real numbers from real vendors—from the windows and framing down to the port-a-johns. During construction you receive monthly budget-to-actual reports and an audit report with every vendor bill attached, so you always know exactly where your project stands.
